Course Description
In this course, you will learn about real estate investing in an institutional context, which means from the perspective of a private equity fund, pension fund or a developer.
Real estate investing is both an art and a science. To understand real estate and be a great real estate investor, you need to learn multiple disciplines, such as finance, economics, and politics.
This course covers the multi-disciplinary and financial aspects of real estate investing (debt financing, deal structuring, financial modelling, transaction execution, portfolio concepts) and also regeneration and placemaking.
Because at the end of the day, real estate is all about creating beautiful places that people like to live and work in. Buildings can transform lives and bring communities together.
So being an excellent real estate investor is not just about crunching the numbers but about appreciating aesthetics, history, and heritage. It’s also about understanding communities, what people want and need.
Andy Warhol said: “Being good in business is the most fascinating kind of art. Making money is art and working is art, and good business is the best art”.
This course gives you a good overview of all these aspects.
You will discover:
Real estate as an asset in a context of an investment portfolio
Types of real estate acquisitions
Portfolio strategies
Career options in institutional real estate investing
Introduction to valuation approaches
Waterfall distribution
Key concepts and metrics
Regeneration and placemaking principles
You will know what a career as a real estate fund manager at an asset manager like Blackrock or a private equity firm involves, and you will have a comprehensive overview of institutional real estate investing.
You’ll also feel inspired and excited about working in real estate or learning more about the sector in more detail.
This course does not cover:
Flipping and renting houses or where to buy houses
Personal investing
Specific markets and where to invest
Actual deals/transactions. All deals I worked on are highly confidential, so there is no covering of any real deals. This course is theoretical only.
Financial modelling
This course covers breadth rather than depth. Each session within the course could easily be expanded into a separate stand- alone course, as real estate investing is a complex and technical area. As an introductory course, this course is intentionally short (2 hours) since we are all short on time these days.
In detail, the course consists of 20 topics, covering:
What is Real Estate?
What is Institutional Investing?

My name is Katya, and I am a real estate investment professional having worked in all the buy-side, sell-side and principal investing.
My diverse professional and academic background has provided me with valuable insights into the real estate sector from both an investment/fund/portfolio and asset-level perspective. I am most passionate about the multi-disciplinary aspect of real estate, how similar to equities and fixed income, real estate is a financial asset and requires tremendous technical understanding of “financial engineering”. At the same time, real estate involves brick and mortar, which shapes the built environment we all live in and has the potential to transform our lives and bring communities together. I’ve had experience where I spent half a day walking on a farmland site in the English countryside in my office shoes, then went back to the office to build a complex financial model on that deal. I had coffee with a real estate fund manager in central London a while ago, then we took a walk and he showed me his portfolio. It would have been less exciting to do that with an equity fund manager (maybe we would spend 5 minutes staring at his computer screen). In my opinion, successful real estate investing is a blend of art and science.

Overall a good training. On the section of Valuation approaches, it would have been great if you had included DCFs. Plus an overview of qualifications required for valuation of these real estates (like there is a professional qualification of RICS).

The material was good, but the person that provided the training had a very heavy accent which made it hard to understand sometimes.

Excellent experience! Match perfectly with my expectation as a totally outsider who wants to know the basic terms, definitions, how the business works in this industry. Thank you so much.

As someone already working in asset management on the public side, this class is at least starting out at too low a level for me.

As a beginner with no finance knowledge I struggle a bit with the financial part. The pace of the course is a bit fast, though the teacher is well spoken. However, I still learn many new interesting concepts from this course.
